What is a Short Sale?
A Short Sale occurs when a homeowner owes more on their property than the property is actually worth, but their bank agrees to accept less than what is owned as "payment in full". Why are banks willing to do this? Because the alternative is foreclosure and the foreclosure process is usually far more expensive than the discount they take on a Short Sale. And what happens to the homeowner's credit as a result of a Short Sale? In almost every case, the homeowner will walk away from the situation "free and clear" and with no further damage to their credit, other than the effect of the late or missed payments that led to the situation. The bottom-line, a Short Sale proves to be a "win-win" solution for everyone involved.
In the Short Sale transaction, I primarily act as a real estate consultant which enables me to be the liaison between the homeowner and the bank, as well as all other parties involved in the transaction. For this service, the homeowner's bank pays me a commission on behalf of the homeowner. You, the homeowner, don't pay me anything!
I work closely with an ever-growing number of mortgage lenders across the country to negotiate a mutually agreeable solution for both the homeowner and the bank. There is no cost or risk to the homeowner, and while I can not guarantee any particular outcome, I do commit myself to giving each and every situation my full attention and to making every effort possible to turn every situation into another success story for us all.
